The Town of Cape Charles has listed four properties for sale and development, one at the intersection of Peach and Washington Ave and three on Madison adjacent to the skateboard park. The ‘Potential’ sale requires a firm price, description of the project, timeline for completion, and basic concept plans or drawings. The town reserves the right to terminate discussions and proposals at its discretion. The town has recently adhered to a policy of divesting itself of non-performing assets.
1. Property One: One lot, located on Washington Avenue, approximately 0.13 acres in size, identified as Tax Map No. 83A1-1-24.
2. Property Two: Three lots, each located on Madison Avenue, and each approximately 0.13 acres in size (for a total of approximately 0.39 acres), identified as Tax Map No.’s 83A1-1-175, 83A1-1-178 and 83A1-1-179, to be sold together.
Proposals may be submitted for either or both Properties and shall include the submitting party’s name and contact information, a firm price, a general description of the proposed project and timeline for completion, and concept plans or drawings.
While taking measures to deal with non-performing assets, critics worry that the timing is premature, as these properties are very close to the multi-million dollar community trail; the phase nearest these lots should be completed next year. Sources tell the Mirror that there was little or no discussion about the timing of sale, waiting until this phase of the trail was completed.
Critics note that the enhanced streetscape should increase the value of the lots, and could possibly increase the value of the sale.
