EXMORE, Va. — A scheduled April 1 meeting of the Exmore Planning Commission, which was expected to include discussion of a proposed high-density residential development near Broadwater Road, has been abruptly canceled, according to a recent radio announcement circulating in the community.
The meeting had been slated to review a proposal by developer Chris Carbaugh for a high-density housing project adjacent to the Broadwater area. While no official reason for the cancellation has yet been publicly detailed, the move has sparked renewed discussion among residents and stakeholders about how the town should approach future development.
The radio announcement accompanying the cancellation called for the Town of Exmore to issue a Request for Proposals (RFP) to hire an experienced land-use consulting firm. Advocates say such a firm could assist in rewriting the town’s Comprehensive Plan and provide legal guidance on zoning and land-use matters, particularly as development pressure from outside investors increases.
Supporters of this approach argue that a professionally updated Comprehensive Plan would help guide growth while preserving the rural character that many residents value. They also contend that additional planning resources would help the town navigate complex development proposals more effectively.
The proposed development near Broadwater has drawn attention because of its potential density and location near established rural and residential areas. While details of the project have not yet been fully reviewed in a public forum, the proposal is expected to return for consideration at a future meeting.
