Cape Charles Planning Commission Approves Partial Rezoning for Fig Street Inn

CAPE CHARLES, Va. — The Cape Charles Planning Commission has approved a partial conditional rezoning application submitted by Donna and Gregory Kohler, owners of the Fig Street Inn, to allow for bicycle rentals and other accommodations at their property located at 711 Tazewell Avenue/302 Fig Street. The approval permits the rezoning of Tax Map #83A4-2-A but excludes parcels #83A4-2-J and #83A4-2-I from the rezoning request.

The Kohlers initially sought rezoning to introduce bicycle rentals for guests at the Fig Street Inn, with availability to the general public. The conditional use permit with a Commercial Residential designation would allow this. The Planning Commission, however, amended the application to remove two of the three parcels from the request.

The applicants offered additional proffers, including the potential for businesses such as antique shops, art galleries, candy stores, dry goods stores, and leather goods stores. In exchange, they proposed eliminating certain conditional uses and restricting businesses such as daycare centers, delicatessens, ice cream parlors, and restaurants.

One of the key concerns raised during the Planning Commission meeting was the potential for increased parking problems on Tazewell Avenue and Fig Street, particularly if additional businesses were introduced. In response, the Kohlers submitted a proffer to address parking issues by committing to using natural materials for the development and maintenance of off-street parking to preserve the character of the neighborhood.

The couple has already begun working with Jeff Klingel Landscape to improve the existing off-street parking, which is accessible from Tazewell Avenue. While there is potential to add another parking space to the lot, it would require the removal of a sycamore tree, which the Kohlers are hesitant to do, as it provides shade and enhances the residential feel of the area.

The rezoning approval is conditional, and will require approval by Town Council.
