CAPE CHARLES, Va. — Bay Creek Development Group, led by Michael Schoenfeld and Samuel Silverman, has entered into a contract to acquire the Bay Creek community on Virginia’s Eastern Shore from the current ownership group, including Bay Creek Development, Bay Creek Resort, and Bay Creek South.
The deal, set to close in mid-July 2025, will transfer ownership of the 1,720-acre waterfront community to Schoenfeld and Silverman, who bring decades of experience in resort development and investment.
Schoenfeld and Silverman’s portfolio includes projects ranging from active adult communities in the Southeast to golf-focused resort neighborhoods like Snake River Sporting Club, Tamarack, Wohali, and Grand Park. They aim to build on Bay Creek’s coastal charm and natural beauty, which stretches between the Chesapeake Bay and the Atlantic Ocean.
For Schoenfeld, the project has a personal connection. Raised in North Carolina, he spent summers exploring beach communities along the Outer Banks and the Carolinas, making Bay Creek feel like a return to his roots. Silverman, who once worked with golf legend Jack Nicklaus, brings deep experience in golf course development, a hallmark of Bay Creek’s design.
The new owners plan to invest significant capital and bring a fresh perspective to the community, which has faced challenges under prior ownership groups. They hope to transform Bay Creek into a destination that honors its natural splendor while fostering connections among residents, visitors, and the broader Cape Charles community.
As the closing date approaches, the developers plan to share more details about their vision for Bay Creek.
