The Town of Cape Charles is inviting bids for the purchase of an undeveloped lot on Monroe Avenue. The lot has been recently subdivided and will be designated as Tax Parcel 83A3-1-418A. The new parcel is approximately 8,585 square feet and is a conforming lot in the R-1, Single Family Residential, zoning district. It is also within the Historic District Overlay. The minimum bid is $250,000 and the deadline for submission is 2:00 PM, Monday, May 15, 2023.
Bids are due by 2:00 p.m. on May 15, 2023, and can be mailed or delivered to Town Clerk, 2 Plum Street, Cape Charles, VA 23310. Bids received after that time will be returned unopened to the bidder.

Bids must be submitted in accordance with the instructions and requirements contained in this IFB. Failure to do so may result in the bid being considered non-responsive and it may be rejected. Submit one original signed by an authorized representative.
B. Minimum bid shall be $250,000.
C. Bids shall be on a cash basis, not subject to arrangement of financing by the bidder. The Town will not offer seller-financing or payments over time.
D. The Town will not pay a brokerage fee.
E. Bidders must promptly notify the Town of any ambiguity, inconsistency, or error which may be discovered upon examination of the IFB.

I. The Town reserves the right to reject all bids for any reason at any time.
Sale and Closing. Sale is contingent upon adoption of an ordinance disposing of this public property by the Town Council after a public hearing. Closing will occur after adoption of the ordinance.
