Northampton County property owners who believe their real estate assessments are inaccurate will have several opportunities this year to present their cases before the county’s Board of Equalization.
The county has announced that the Board of Equalization will meet on four dates between July and November to hear appeals from property owners challenging their real property assessments. Under Virginia law, the board serves as an independent review panel that considers whether assessments accurately reflect a property’s fair market value and whether assessments are equitable compared with similar properties.
Property owners who wish to appeal must demonstrate, by a preponderance of the evidence, that their property’s assessment is either not uniform with comparable properties or is assessed above or below its fair market value. The board has the authority to increase, decrease or affirm an assessment after reviewing the evidence presented.
Appointments will be scheduled in 30-minute increments to reduce wait times. Individuals wishing to appear before the board must request an application by calling the Northampton County Administration Office at (757) 678-0446, ext. 504, between 9 a.m. and 5 p.m., Monday through Friday.
Hearings will be held in the second-floor conference room of the Northampton County Administration Building, 16404 Courthouse Road in Eastville.
The Board of Equalization hearing schedule is:
- July 22, 2026: 9 a.m. to noon
- September 23, 2026: 9 a.m. to noon
- October 15, 2026: 9 a.m. to noon
- November 19, 2026: 9 a.m. to noon
A Board of Equalization is required under Virginia law and provides property owners with an opportunity to seek an independent review of their assessments without immediately pursuing litigation. While many appeals result in assessments being upheld, boards may adjust valuations when evidence demonstrates that a property has been assessed inconsistently with comparable properties or does not accurately reflect market value.
