In the last edition of the Mirror, our lead story was that Cape Charles has revealed a comprehensive Beachfront Master Plan designed to enhance the town’s coastline, integrating a variety of public spaces and amenities while preserving the area’s natural beauty.
Many of you voiced comments, both pros and cons on the Mirror news portal, as well as on social media, Facebook and X (Twitter). While those comments are important (the Mirror compiled and submitted them to the Town), they will not be recognized as legitimate as Cape Charles moves forward with the project. In other words, they will not be taken into consideration as the Town meets with the consultants to finalize the concepts that are presented in the beach plan.
It is important that your voices are heard, and the Town does want to hear your opinions. Just because you don’t own property in town, or no longer reside inside Cape Charles, the fate of Public Beach, while it is still public, concerns you and your family. Locals have a stake in what happens to the beach and need to speak up.
Let them know what you think.

That second sentence is the important one here.
The town, not having knowledge itself of what to do, or any ideas of its own, has spent taxpayer money on “EXPERTS” to do its thinking for it.
So, the way these things go, for somebody, anybody, to challenge this plan, they need an expert of their own, unless, somehow, they too have credentials of their own.
So, what makes these consultants “EXPERTS” where an expert witness is a person with specialized knowledge, skills, education, or experience in a particular field who is called upon to provide their expertise to assist with understanding complex technical or scientific issues, like managing dunes at Cape Charles beach, or siting toilets, etc.
That is what something called VOIR DIRE is for.
To show that the witness, in this case the town’s “c0nsultants” is indeed an expert, a qualification inquiry, often called a VOIR DIRE, is conducted where the witness will typically be questioned about the expert’s experience and education.
In other words, what is it that really makes them more knowledgeable about sand dunes than somebody who has lived in Cape Charles all their life.
So, in essence, this is a rigged game for the citizens of Cape Charles, given the town has already paid these experts to come up with this master plan, which the citizens will bear the burden of disproving.
And disproving with facts, as opposed to emotion.
Going to be an interesting process.

At 150 sq. feet per person, Mr. Kabler is proposing a minimum of 750,000 sq. feet of new construction in Cape Charles to accommodate 5000 short term visitors.
With the average cost per square foot to build an apartment complex in the U.S. being $310, what Mr. Kabler is presenting would cost some $232,500,000, which sounds like big money to me, anyway, although I suppose in Cape Charles, that could be considered mere chump change.

The food trucks in Cape Charles will be serving dogs and cats if Mr. Kabler’s proposal to add high-rise condos to the beach plan for Cape Charles to accommodate 5,000 short term residents comes to fruition?
How do you work that logic, or see a connection between the two – high–rise condos like they have in Florida along the beaches causing the ingestion of dogs and cats by these visitors?
Of course, if in fact there was a demand for food trucks serving cats and dogs, which is always possible, given they are considered a delicacy by some ethnicities or demographics, the marketplace could be trusted to meet that demand and that would be another plus for Cape Charles in terms of cuisine offered to satisfy the tastes of different palates, as should be the case in a truly cosmopolitan beach town like Cape Charles aspires to be under the steady guidance of Mr. Kabler and his futuristic plans for Cape Charles, to include nude beaches like San Francisco, Nice, and Cape Cod have, plus a Grand Prix through the streets of Cape Charles featuring the top Formula One teams in the world, which will draw in the A-listers like Taylor Swift, and where the A-listers go, their many fans are sure to follow.
And if those fans eat dogs and cats, then the food trucks will be su7re to serve them!
Simple economics, afterall, which is how things work in a capitalistic country like ours that is governed by the law of supply and demand.

Cape Charles, with a thousand or so more Golf carts, should be quite entertaining whilst they interact and have incidents around town.
Lately I’ve noticed them zipping around the roads more than 10 miles from the town limits
with what appears to be children driving.

They need something like that Burning Man festival held in Black Rock City, a temporary community in the Black Rock Desert of northwestern Nevada about 141 miles north of Reno, Nevada, it being an annual week-long arts festival that focuses on art, self-expression, self-reliance, and community, which sounds so Cape Charles ambiance to me, anyway, so that Cape Charles is the logical place for one on the East Coast which will draw in A-Listers like Paris Hilton, Victoria’s Secret model Kelly Gale, and her fiancé, Suicide Squad actor Joel Kinneman, and Katy Perry, Heidi Klum, Karlie Kloss, Kara Delevingne and supermodel Cindy Crawford, with their private jets, and where the A-Lister’s go, some 70,000 people are sure to follow, which should give a real good goose to the economy of Cape Charles, along with the Cape Charles Gran Prix with some of the top Formula I drivers racing through the streets of downtown Cape Charles and along the Esplanade along the Cape Charles beach where they could probably get up to 150 mph.
Whether or not any of that would serve to draw Haiti8ans to Cape Charles is as of yet unknown, and skilled consultants are working on addressing the question of how to lure Haitians to Cape Charles as we speak.
