EASTVILLE, Va. — The Northampton County Planning Commission will hold a public hearing Tuesday, Oct. 20, to consider proposed changes to the county’s short-term rental regulations, including new permitting requirements and expanded enforcement standards.
The hearing begins at 6 p.m. in the Board Chambers at 16404 Courthouse Road in Eastville.
Proposed Ordinance 2026-002 would distinguish between owner-occupied short-term rentals and properties where the owner is not present. The changes would establish which zoning districts permit each type of rental and require a minor special use permit for short-term rentals without an owner on site.
The ordinance would also strengthen operating standards and establish enforcement provisions, including circumstances under which a rental’s zoning clearance or special use permit could be revoked.
The Planning Commission will review the proposal and forward its recommendations to the Northampton County Board of Supervisors for consideration.
Residents may review the draft ordinance at the county’s Planning, Permitting, and Enforcement Office in Eastville, Monday through Friday, from 9 a.m. to 5 p.m., or online through the county’s public meeting portal.
