  1. This article is extremely relevant. What’s happening on the ground in Cape Charles makes that clear.

    The only development moving quickly here is high-end housing that most residents cannot afford. Where are the low- and mid-income developments? Why aren’t more of those being approved or prioritized?

    I’m not someone who wants unchecked growth in Northampton County. I value the ecosystem here and believe environmental protection has to come first. But Wayne is right—what we’re doing now isn’t sustainable. Building primarily for wealthy newcomers while pricing out working residents, retirees, and long-time community members creates displacement, not prosperity.

    On the Eastern Shore, affordable housing options are already limited. Rising property values, rents, and living costs without corresponding housing diversity push people out quietly and permanently. That’s not preservation—it’s exclusion.

    A healthy community balances tourism, environmental stewardship, and housing for the people who actually live and work here year-round. Right now, that balance is off.
