EASTVILLE, Va. — The Northampton County Planning Commission will hold a public hearing June 16 on a proposed zoning ordinance designed to encourage higher-density residential development and expand affordable housing opportunities in designated town edge areas throughout the county.
The hearing is scheduled for 6 p.m. in the Board Chambers at the Northampton County Administration Building, 16404 Courthouse Road in Eastville.
Commission members will review and consider Ordinance 2026-001, a proposed zoning text amendment that would create a new Town Edge-Residential (TE-R) zoning district. County officials say the measure is intended to support the development of livable communities featuring cluster housing, mixed residential and retail uses, public amenities and more affordable housing options.
The proposal would amend several sections of Northampton County’s zoning code, including definitions, zoning district classifications and statements of intent. It would also add a new section establishing regulations governing development within the proposed TE-R district.
County officials emphasized that the ordinance does not rezone any property and does not involve changes to the county’s zoning map. Property owners within existing Town Edge areas would still be required to seek rezoning approval before any land could be designated as TE-R.
The proposed amendment follows recent discussions by county leaders about addressing housing affordability and encouraging growth in areas where infrastructure and services already exist.
Following the public hearing, the Planning Commission is expected to develop recommendations for consideration by the Northampton County Board of Supervisors.
Residents may review the application materials and draft ordinance at the Planning, Permitting and Enforcement Office in the County Administration Building during normal business hours or online through the county’s public document portal.
